What services does Clayton Architecture Limited offer?

We are a fully Chartered and Registered Architects Practice able to undertake any architectural services. We specialise in architectural design, planning applications, building regulations approval, interior design, and project management for residential, commercial, and industrial projects.

Do you provide a free consultation for new projects?

Yes, we offer an initial estimate service and a free consultation in person to discuss your project requirements, provide an overview of our services, and assess how we can assist with your design needs.

What types of projects do you handle?

We work on a variety of projects, including new builds, renovations, extensions, and refurbishments for both residential and commercial clients.

Whilst our speciality is residential design we also carry out a lot of work in the commercial sector. We have worked on bars, restaurants, dentists, schools and private hospitals but we are open to working on lots of other types of commercial work.

How long does it take to complete a typical project?

The timeline varies depending on the complexity and size of the project. During our initial consultation, we can provide a more accurate estimate based on your specific requirements. It is always more beneficial to get the design right as opposed to rushing.

Do you help with planning permission?

Yes, we manage the entire planning permission process, from preparing the necessary documents to liaising with local authorities, ensuring a smooth and efficient approval process.

Can you work within my budget?

Absolutely. Our goal is to ensure that all of the hard work that goes into our designs is not wasted, there is no satisfaction in our job if our designs never come to life! We tailor our designs to fit your budget while maintaining quality and meeting your expectations. 

Do you collaborate with builders and contractors?

Yes, we have an extensive network of trusted contractors and suppliers. We can recommend professionals or collaborate with your chosen team to ensure seamless project execution.

What is your design process?

Our design process starts with a consultation to understand your vision, followed by concept development and sketch design. Once a design is a greed in 2D we can then bring your design to life using our 3D modelling and virtual reality software. This package allows you to experience your design first hand before any construction work even gets under way!

How do I get started with my project?

To get started, you can contact us via our website, email, or phone. We will typically prepare an initial estimate via email followed by an initial consultation to discuss your project in detail and outline the next steps. All of the initial discussions are free and no obligation.

Do you have experience working with listed buildings?

Yes, we have extensive experience working with listed buildings. We understand the unique challenges involved and are skilled in designing sensitive restorations and alterations that comply with heritage regulations.

Can you help with listed building consent applications?

Absolutely. We can handle the entire listed building consent process, including preparing necessary documents, liaising with conservation officers, and ensuring that all work is compliant with heritage laws.

Do you work with solicitors during the project?

Yes, we frequently collaborate with solicitors, particularly for legal aspects such as property boundaries, contract agreements, and land registry issues. We can work alongside your solicitor to ensure all legal requirements are met. We also work with solicitors where your project is being funded and your project may also require us to perform the contract administrator role.

Do you handle building regulations approval?

We can manage the submission of building regulations applications on your behalf, ensuring that your project complies with all local and national regulations. We also work with approved inspectors to secure timely approvals and ensure a collaborative approach once construction gets under way.

What is the difference between planning permission and building regulations?

Planning permission focuses on the design and the potential impact a building might have on its surroundings. Building regulations ensure that the construction meets all current building standards such as energy efficiency, structural stability and waste removal. Clayton Architecture typically assists with both processes on each and every project.

Do you offer interior design services?

Yes, we provide a interior design package if required as part of our architectural offerings, the outcome of our interior design services is a photo realistic 3D model of your vision and the capability of experiencing the design in virtual reality.

Can you work on sustainable and eco-friendly projects?

Absolutely. We are committed to sustainability and can incorporate eco-friendly materials and energy-efficient solutions into our designs, ensuring your project has minimal environmental impact.

Do you provide 3D visualisations or models of your designs?

Yes, we offer 3D visualisations, walk throughs and virtual reality to help you better understand our design proposals and visualise the final outcome before construction begins on site.

How do you handle changes or modifications during the project?

We understand that changes may arise during a project, and we are flexible in accommodating modifications. As standard we include for some amendments to the drawing set as part of our fixed fee package. Once the free alterations have been exhausted we will discuss the implications of any changes with you, including potential cost or timeline adjustments. Any additional costs are always agreed upfront.

Why should I use an architect instead of someone who is not qualified?

While a drafter or technician can produce technical drawings, an architect brings much more to the table. Architects are trained not only in creating detailed plans but also in designing spaces that are functional, beautiful, and sustainable. All of our staff have at least 5 years of university experience. We consider the bigger picture—how a building interacts with its surroundings, how it feels to live or work in, and how to optimise it for your specific needs. We will also guide you through the entire process, including planning applications, building regulations, and managing contractors, ensuring the project runs smoothly from start to finish. Our drawings are quality assured as we work as a team. Another huge benefit is that as a Chartered and Registered Practice we carry in depth insurances should they be required and we are oversee by the top two governing bodies in our industry, the Royal Institute of British Architects and the Architects Registration Board.

Can we come visit you in your office?

Absolutely! We welcome visitors to our office and would be happy to arrange a meeting to discuss your project in person. What other fees might be involved, and how much will they be?

In addition to our architectural design fees, there may be other costs associated with your project. These can include planning application fees, building regulations approval fees, and any additional consultant fees (such as structural engineers, surveyors, or ecologists) if required.

The exact amount of these fees varies depending on the scope and complexity of your project, as well as local authority charges. During our initial consultation, we will provide a detailed breakdown of potential additional costs, helping you to budget accurately and avoid any surprises as the project progresses. We are committed to transparency throughout the process, so you will have a clear understanding of all associated fees before moving forward.

How do we pay, and do we pay upfront?

Typically, our payment structure includes an initial deposit to secure your project and allow us to complete your measured survey, followed by staged payments based on project milestones or phases. The specific terms will be outlined in your quote, ensuring transparency throughout the process. Our quotes are fixed fee so once you have agreed, your fee won’t increase. Our fees for any additional or options services such as interior design and virtual reality are also laid out in our quote in advance. Do you have a set price?

We do not have a one-size-fits-all pricing structure, as our fees vary depending on the scope, complexity, and specific requirements of each project. Every design is unique, and we tailor our services to meet the individual needs of our clients.

During the initial consultation, we will discuss your project in detail and provide you with a customised quotation that reflects the work involved. This ensures that you receive a fair and accurate estimate based on your specific vision and goals. If you have any budgetary constraints or specific needs, we encourage you to share them with us so we can find a suitable solution.

What councils have you worked with?

We have experience of working with multiple councils. The councils we work most regularly with are Sefton and West Lancs. We have also worked with Liverpool, Cheshire West, South Ribble, South Holland, South Kesteven, Birmingham and Conway to name a few.

We are also Sefton Planning accredited agent which means that we have an excellent working relationship with Sefton council.

How many projects have you worked on?

We have worked on over 700 projects since Clayton Architecture was founded in 2015. This means we have a wealth of experience in lots of different areas and on average work on 80 projects per year.
